Acceptable Use Policy

1. Prohibited Activities
The following activities are strictly prohibited when using the Astor platform:
- Using the Service for any purpose that is unlawful or prohibited by these terms.
- Accessing or attempting to access accounts, systems, or data that you are not authorized to use.
- Impersonating any person or entity, or falsely representing your affiliation with any person or entity.
- Using automated scripts, bots, or scraping tools to extract data from the Service beyond the intended API and interface usage.
- Reselling, redistributing, or sublicensing lead data or skip trace results without prior written consent from Astor.
- Interfering with or disrupting the integrity or performance of the Service or its underlying infrastructure.
- Using the data for discriminatory purposes in violation of the Fair Housing Act or any other anti-discrimination law.
2. TCPA and Do Not Call Compliance
If you use contact information obtained through the Service for outreach purposes, you are solely responsible for compliance with:
- The Telephone Consumer Protection Act (TCPA): You must obtain proper consent before making automated or prerecorded calls and text messages.
- The Telemarketing Sales Rule (TSR): You must identify yourself, disclose the purpose of your call, and honor opt-out requests immediately.
- National and State Do Not Call (DNC) Registries: You must scrub all phone numbers against the National DNC Registry and any applicable state DNC lists before initiating contact.
- All applicable state and local telemarketing laws, including time-of-day restrictions and registration requirements.
Astor does not make calls or send messages on your behalf. You assume full responsibility for your outreach activities and any resulting legal liability.
3. Fair Use of Skip Trace Credits
Skip trace credits are provided for the purpose of contacting leads in connection with legitimate real estate business. The following fair use rules apply:
- Credits are allocated on a per-account basis and may not be pooled, transferred, or shared across accounts without authorization.
- Bulk skip tracing for the purpose of building contact databases unrelated to leads provided by the Service is prohibited.
- Exporting skip trace results for use in external systems or by third parties requires a plan that expressly permits data export.
- Astor reserves the right to throttle, suspend, or revoke credit access if usage patterns indicate abuse or activity inconsistent with normal real estate prospecting.
4. No Harassment or Illegal Contact
You must conduct all outreach in a professional and lawful manner. The following contact practices are prohibited:
- Contacting individuals who have asked you to stop or who have opted out of communications.
- Making threats, using abusive language, or engaging in any form of harassment.
- Contacting individuals at unreasonable hours or with excessive frequency.
- Misrepresenting the source of your information or the nature of your inquiry (e.g., falsely claiming to be a court official or government representative).
- Using lead data to contact individuals for purposes unrelated to real estate services.
5. Data Handling Responsibilities
As a user of the Service, you are responsible for handling all data obtained through the platform with care and in compliance with applicable privacy laws:
- Store lead data and skip trace results securely and restrict access to authorized personnel within your organization.
- Do not retain personal information longer than necessary for your legitimate business purposes.
- Promptly delete or anonymize data for individuals who request removal or for leads you are no longer actively working.
- Report any data breach or unauthorized access to data obtained through the Service to Astor immediately at hq@astorleads.com.
- Comply with the California Consumer Privacy Act (CCPA) and other applicable data protection regulations when handling personal information obtained through the Service.
6. Consequences of Violations
Violations of this Acceptable Use Policy may result in one or more of the following actions, at Astor's sole discretion:
- A written warning detailing the violation and required corrective action.
- Temporary suspension of your account, including access to leads and skip trace credits.
- Permanent termination of your account without refund of prepaid fees or unused credits.
- Reporting of illegal activity to the appropriate law enforcement or regulatory authorities.
- Pursuit of legal remedies, including claims for damages resulting from your violation of this policy.
